I have stayed there twice (beach house, 2nd floor). The first time was December of 2010 and we booked our December 2011 trip as soon as we got home from the first trip. I cannot say enough great things about both of our stays. BHV is not too big and not too small. It is also convenient to just about everything. The staff is great and hanging at the bar with the other guests is like hanging with your family. The food is not the best but it is certainly good enough. Plus, you are within easy walking distance of just about anything you could want to eat anyway. Feel free to ask any specific questions that you may have. It is very hard to get info about BHV on this message board! I know because I tried before the first trip. That being said, this message board made both my trips about a thousand times more enjoyable than if I had never found it and went it alone.
I have stayed there on several occasions. We really like it. Great staff with excellent accomadtions. Very clean and well kept as well with some of the units recently got makeovers.
Have stayed in Reef House, Beach House and penthouse and friends have stayed in literally every other unit so I've seen most all of them. I think I've done 3 total stays. I love the apartments and the views, the location is just OK for me (prefer to be up the beach a bit). Staff is great, mostly.
Great place to relax and chill - love hanging out at the bar there. If you're looking for more excitement, you're just a short walk to the night concerts. Would recommend it if you get a good price.
Just remember it is close to the crack hotel (former t-water) so always stay alert and be sure to lock up properly when you go out.
BHV has one of their security guards that sits right next to the T-water at night and keeps an eye out. I have watched him keep a watchful eye or even escort visibly drunk tourists (not BHV guests) that happen to be walking past the T-water to make sure that they make it safely. I have never felt less than 100% safe there. That being said, I happen to lock up properly whenever I go out (especially at home).
I hope I didnt offend you, especially since I didn't say anything negative about BHV, my issue is with the old T-water hotel that has lots of drugs addicts and mentally ill people squating there. However, (since we are on the subject) I do personally know someone that stopped staying at BHV after having issues with some T-water guests on their balcony late at night - and they weren't there for a party!!
....and not everyone locks up properly - especially when high/drunk on vacation. How many of those Beach Club isssues were because someone didnt lock up the sliding glass door properly?
We have stayed at BHV several times and have always enjoyed ourselves. Very secure property. We stay in the penthouse. The view from up there is great.
We now stay at Idle Awhile, I like the beach at IA better and the rooms are more tastefully decorated.
Such a shame about the old T-Water. Many of great memories staying at that resort. Whatever your choice, enjoy. Peace.
i am not famaliar with this hotel, where in relation to BHV is this and what experiences did you have or hear of please.
Some people it seems just have nothing positive to say about anywhere people would stay!! Jeez, vacation somewhere else then!
I have stayed at Beach House and i recommend it to anyone traveling with kids as the staff is also awesome with children. Rooms and apartments are big and very nice, wonderful view, great location to town and Jungle, Alfreds for walking in either direction. Security is great, bar and rest has awesome pepper shrimp and cold beer. The space on beach in front of T waters you walk by at night is very small and the Beach House has a guard posted there as well as Beach Club. I alone with purse large laptop etc.. in hand walk through there nearly nightly as they have free wifi at Beach House bar and NBCC wifi is usually down. Some nights there is a little pit fire going with a few locals but the two guards are on each side of you and I have never been bothered when going back and forth until 11pm when beach house bar closes and I swim right out in front of NBCC nightly and aside from a hello how ya doing beautiful I never get hassled then either from those guys, and again there is security sitting in a chair right there all night.
Beach House is awesome and I would stay there all the time except good rates are hard to get there.
I was not offended in the least. I was just pointing out that BHV realizes that there is an abandonded property that attracts undesireables right next door and they take precautions. Insinuating that BHV is not a safe place to stay because of the property next door is just not a fair thing to say.
I have stayed at Beach House Villas many, many times in almost every unit on the property during almost all times of year. Originally when we started going to Jamaica (my wife and I), we used to stay at the T-Water (staring in the mid 1980s). Once we had kids, we moved over to the BH Villas because we wanted more space and a kitchen. I have taken my kids first as little babies, then as little kids and recently as teenagers and have always enjoyed the BH Villas. The staff is absolutely peerless, the food is good, the bar is a great place to hang and the beach location is unbeatable. You can walk to town or in the other direction, everything is convenient and I cannot oveerstate what a lovely, beautiful property it is.
On the question of the T-Water next door, folks are correct that it an abandoned properly and that there are squatters there (frankly, it brings tears to my eyes because of all the fond memories I have of the place). That said, the security staff at the BH Villas is completely on the ball. Even with little kids, I have never felt the slightest bit concerned for everyone's personal safety, and I have NEVER had an incident over many many stays at the BH Villas.
Bottom line: If you are considering the property because it otherwise meets your requirements, the do not hesitate to stay there. We love it and have both recommended it in the past and brought newbies with us to stay there (they had a great time as well).
Listen, I very much love Negril, however, I will not sugarcoat the realities just to be allowed on this board. If someone comes to this board and asks a question - they should be told ALL details...not just the happy happy happy ones. Why bring it up - because the scum from T-water was found on a balcony at BHV trying to break in, but Im sorry I guess I shouldn't have mentioned that, right?
The fact (fact, not rumor) remains that there have been numerous robberies and assaults near that property including numerous break ins at another neighboring property that I dare not name. Instead of hiding this, people should be made aware - awareness increases safety!!!!
I live in Brooklyn, I am a tough girl from the 'hood and even I get the creeps walking by T-water at night - front and back!! Remember, crack heads cant reason and have no control over their actions!!

There is never any need to sugar coat the facts here. The truth is always welcome as it helps people to have the best time possible in Jamaica on their vacation. But I am curious as to how you know what you claim you know. Did you witness the attempted break-in, or did you hear about it? If you did not actually witness it, then it is by definition rumor, not a fact.
What about the numerous robberies and assaults that you speak of - did you witness each incident or did you hear about them? If you did not witness each incident yourself, then this is pure rumor and once again not fact.
But the fact of the matter is that just recently you went out of your way to disparage the good name of a property, and this property did nothing at all to you. You erroneously mentioned the wrong property. This is a fact. And when this error was explained to you multiple times, you refused to correct your position and continued to bash the property that had done absolutely nothing to you.
Yes, you are correct. All the details should be told. And the fact that you have shown very little interest in the truth of a situation when relaying information on this internet forum should come into play regarding your latest disparaging of yet another property. People deserve to know the truth - and the validity of the source should come into play.

T-water is NOT full of mentally ill and/or drug addicted squatters that rob and steal and it is very safe at night in that area of the beach. Please, walk by late at night alone and drunk, you will be fine. Oh, and it's ok to leave your door unlocked or you valuables on the balcony because it's Negril and nothing bad ever happens.

Its a fact that when I walk by the Twater, I get the heebie jeebies. I do not venture to that area at night. Its a dark area, where squatters hang out. That's what I know for sure.

I think you may be confused. The US Civil War is documented. It is an historical fact. The Holocaust is documented. It is an historical fact. There may be conjecture as to all the causes for each of the items you mentioned, but it is fact that both took place. There is no dispute.
The incidents that LuvJaBad related are not an historical fact. She has presented no documented proof that they happened. She did not witness these events, they did not occur to her. Her only "proof" that they happened is that she heard about them. In other words, they are hearsay, rumor and conjecture by definition. They are not facts as she has tried to claim. This is misleading. Maybe they happened or maybe they didnt happen. This is what separates a fact from a rumor. For a fact, there is no dispute.
Everyone deserves to know the truth. Misrepresenting something as a fact when it is not a fact is misleading and serves no purpose in educating anyone as to the truth in any situation.

Having a logical argument with an illogical person is not good for your health. I was wondering if these alleged intruders identified themselves as T-water residents when they allegedly showed up on the balcony.

I hope people don't leave their doors unlocked anywhere they go! I live in a rural area, and I never leave my doors/car unlocked or things laying out. Danger can be everywhere.

I can't remember exactly where I was when I read "Stay alert and be sure to lock up properly when you go out" but I do remember that I dropped everything and ran home to lock up. I was kicking myself the whole way for not thinking of it on my own.
has there been any interest or investors who might be looking at refurbing the T-water that anyone has heard about by chance
thanks all for the comments about BHV and the words of caution which are true no matter where one travels but abandoned property should increase ones awareness to said situation
The closed T-Water property is an eyesore and I'd not recommend walking right by it at night either. However, BHV has security and I'd stay there again without reservation.
oh yes. Very nice place. Not a whole lot of beach but very nice grounds...And the people are great. And my villa came with a full time maid which I did not know about..no extra charge...she will cook for you if you like...fish guy comes by every morning...It's right next to margaritaville
The one next to Margaritaville is probably Crystal Waters or Moondance. Beach House Villas is way down the beach closer to town.
