Lots of different types of properties and prices. I see that Beach House Villas is piecing off the property. Around $260,000 USD for a unit.
If Beach House is really selling for 260 that is a killer deal for an investor if you had someone there that could manage it for you. Beach House is pretty pricey but awesome property and right on mid beach awesome location. If you could rent that for even 32 weeks you could pay it off in 1 year. That is a far better deal for price location than Point Village which I had thought about buying 1 for years. If anyone buys one of these BHV units def. let me know i will be your best repeat renter.

My uncle won the lottery last year. I told him that he should buy a family villa in Negril. He said that he liked the idea and would like to do something like that for the family...here's hoping!

Or are you asking about a condo? there are really none on the main beach, but there might be some in NBCC - Negril Beach Club Condos (slightly off the 'main' beach area, more towards downtown), and Point Village, which are individually-owned condo units. (also outside the main beach location, but a very nice quiet property)

Rastaron the last couple years I have been about 6 weeks a year in Negril separate 7-10 day stints.
Again I REPEAT that price for a unit( apartment/condo) at Beach House Villas is a KILLER investment. Had I not just purchased a new home I would strongly consider doing that myself. BHV non AI rents for around $170 a night. The investment return would be quick payoff if even only at .75 yr rented.
Point Village has some nice units for sale at a deathly gorgeous property for around $150k, which i have played with in my mind for about 2 years, but they would be 4 times as hard to rent out as would BHV because of location.
If I was looking for a place to stay and get a return on that was super easy and I had access to $250k i wouldn't think twice after personally inspecting unit being purchased.
thanks shellyk, we have considered the BHV and may visit there again this reach. sounds like quite a few boardies have stayed there and like the place. very difficult to get in touch with owner to have discussion unfortunately. If we end up buying we will drop you a note, always nice to have a few stable and respectable people renting for sure. What rooms did you typically stay in, the ocean front villas or the studios or ?

Rasta I have stayed in the 2 bedroom and the penthouse both oceanfront. I looked at the site with what was available and their are cheaper units (129000-175000)that you could still rent for $100 nightly, or atleast 85-90 in slow season. I haven't stayed here for about 18 months or so as the rates jumped real far I used to get units at 75-90 than jumped to 150-170 and not affordable anymore for me as a solo, I now stay next door for 70 and just eat almost daily over there. The location suits me absolutely perfect. the penthouse sleeps I forget 8-12 (299900 ASKING price)and you can get real high rates for that and I see on a Rental to purchase price ratio value it comes out to the same as what the R-P value is on the cheaper units, the PH used to rent for $200 and when I priced it last year they wanted over 400. Remember all those prices are asking prices I would certainly never cash offer that. Keep in mind you need to have someone on site to manage and upkeep and I didn't understand pricing website it said rental pool 50% I wonder if that means they get a take, so does that mean they upkeep?

Yes they do currently charge a 50% rental agency fee which is the highest rate i have seen anywhere in the Carribean and you get minor maintenance assistance and housekeeping but the renters actually pay a fee for that. Nice place if we can carryone conversations with actual owners.
We ahve stayed at PV once and did consider a place there as well but our fam is more beach folks but PV is certainly peaceful.
Anything pan out on this subject?-we started looking too-probably be ready in about a year to purchase a property either on the 7 mile or outside Negril on da beach property-Bless
we actually purchased in the new development in bloody bay just past the Riu and after a few visits for set up and decorating we are ready to roll

thanks ladynegril, we will actually be using that as our home base as we do more and more volunteer work with the people of Negril. of course our family and friends are excited about our purchase and others asking to rent it as well. we feel very fortunate and will use part of the rental income to offset expenses and assist with our volunteer work. Vince look up selective homes in Jamaica and then choose their little bay country club development. the pictures are old and some are renderings vs the actual development and buildings and the price sheet is very dated, all the studios were gone very early on and no more in phase II or III [probably be 2-3 years before those are completed]. Someone else asked us about current pricing and I would say they are 20-40% above that listed.
I daydream about owning the house the Lee Issa (I believe) built when he owned Swept Away. Heading north on the beach, it is just past the wooded path (which is north of Cosmos). One time I woke up the guard on the front porch and he gave me a little look around the outside. A nice large house with great shuttered windows. Small but nice pool, gardens that could have been better. But a great location within easy walk of the beach action when you want that. That's what stops us from renting at PV, it's just too far off, even though it's technically walking distance. The guard told me that the house was now rented out to private parties, and that anyone interested could inquire at Hedo.
mrs Wilson what the guard tells you is true it is posted as avail for rent, usually 900-1200 per night but they generally do not return calls so it may be a bit of a façade for tax purposes perhaps. I believe that the issa's may own 1 or 2 villas at the new Little Bay Country Club as well. The place on the beach is in a wonderful location for sure.
