    I talked with customs in Kingston and it still the same as it ever was. "Used" household goods can be imported duty free but the customs people will decide what condition things look to be in before it will be called "used"

    Anything new will have duty on it. Sometimes they will value the items by your receipt and sometimes it will be given an arbitrary value.

    There is also a flat fee for the container itself. I ship in barrels and its 5,500 as of my last.

    I think if you bought before construction you paid lower than the price now. We pretty much paid the asking price as it is now. I know the first phase is pretty much all sold. Maybe you can see about purchasing something before they start phase two.

    So if I'm shipping new i'm in trouble right?? They will tax me big time right???I have to furnish a whole villa and everthing will be new.

    I have also bought a unit in the development. I had asked Robert Cartade if he had any suggestions and he mentioned that his daughter in-law is a professional interior designer and is already doing two of the villas as well as possibly mine. Have had a few conversations with her and so far I have been very impressed. She got exactly what I was trying to achieve. She is sourcing most of the furniture from Miami and most of the appliances locally. Even though i have to pay her fee, i think it will actually save me money as she can get trade prices. Also, having someone take care of everything for me is well worth it as i simply do not have the time or expertise. I assume also that if she is doing multiple units, there will be savings on the shipments as she can bulk them together.Her e-mail is adriana@prado-designs.com. On the taxes, unfortunately, i have not found any way around it and it seems to be around 40% - 50% of the purchase price once you add up all the different taxes (GCT, stamp, duty, etc). I did a lot of research on finding furniture in Jamaica and came to the realization that there simply was not much choice for my style and the prices for the stuff that was not made there worked out to the same as buying it abroad and paying the import tax.     as the boardie mentioned you can't go wrong with the rattan seller over by the seaview/corner bar.........
    mi bought a nice full size Serta mattress at Lucky Dollar in Sav for $18,000J's this winter......
    for the most part you can get anything you want over in Sav.......Bnewb metioned some good places der.......
    so when are the house warming parties over in Likkle Bay.......lol

    Forgot to mention, was in Jamaica last week and saw the development. Looks fantastic. In need of some serious landscaping, but the houses look great. Personally, i believe that these houses will rise in value at least 50% over the next 5 years. To have a beachfront property in a location like that is unheard of at these prices. Location, location, location!

    Quick question for the locals. What do you think rental values would be for these types of properties. Both long-term for local residents or for short-term tourist rentals by the week? Just curious should i decide to go that route.
